innovative program helps neighborhoods fight foreclosure and blight
An innovative software program developed by the Center for Urban Poverty at Case Western Reserve University is helping Cleveland neighborhood development practitioners reinvent their urban communities in strategic, data-driven ways.

NEO CANDO, a publicly accessible database, provides one-stop-shopping for anyone looking to research property information in their neighborhood. The site allows users to go beyond researching individual properties and look at snapshots of neighborhoods -- including which properties are at risk of foreclosure and which have been condemned. The site also contains social, economic and census data.

"In the past, information was collected from multiple websites, and by the time it was assembled, it was out of date," says Mike Schramm, a Research Associate in the Center on Urban Poverty in the Mandel School of Applied Social Sciences at CWRU. "We bring data together across domains. Our mission is to democratize data and to create data-driven decisions by both nonprofits and government."

In practice, NEO CANDO is used by foreclosure prevention agencies to research which properties are in danger of going into foreclosure. Armed with this info, grassroots groups can knock on the owner's door and attempt to intervene, thus hopefully preventing another vacant, bank-owned home in the neighborhood.

The information is also used to focus on areas with strategic assets in an effort to better protect them. "You need to know that the house across street from that recently rehabbed home is in foreclosure -- and then do something about it."

Projects like NEO CANDO are helping to facilitate a shift within the community development field towards creating more strategic, placemaking investments.

High-profile projects like a wind turbine and solar panels combined with aggressive recycling and composting programs give the Tribe a green leg up on much of the competition. By using their standing in the community, the Indians are getting people to think about sustainability, alternative energy, and recycling.

former school in old brooklyn will become farm serving people with disabilities
The 2.3-acre site of a former school in Old Brooklyn that has been fallow since it was torn down in 2008 will once again be used for educational purposes. This time, however, it will be used to teach adults with disabilities and city residents how to farm.

In partnership with the City of Cleveland and Cuyahoga Land Bank, Koinonia Homes will transform the former Memphis School into a small farm featuring two greenhouses, a poultry building for fresh eggs, eight crop fields and a community garden. The farm will provide work opportunities for people with intellectual and developmental disabilities as well as food for Koinonia's programs.

“This project is a win-win for everyone,” said Cleveland Councilman Kevin Kelley in a release. “Koinonia will have the ability to provide its clients with job skills training, the city sees this land going back into productive use, and Old Brooklyn residents have the opportunity to experience community gardening as well.”

Rising Harvest Farms will be located at West 41st and Memphis Avenue. The site will be prepared this fall and the first harvest is expected next season.

Northeast Ohio's 80-plus young professional organizations play a critical role in plugging new talent into Cleveland. Research shows that there’s a 90-day window from when people move to a city to influence them and give them reasons to stay. Once plugged in, these YPs are helping to reshape the city’s future.
new preschool at old stone church aims to encourage young families to remain downtown
To build off of the growing economic and residential development taking place downtown, Old Stone Church and the YMCA of Greater Cleveland are launching a new preschool on Public Square.

The preschool will be located in Old Stone Center, next to the church, and will accommodate up to 55 children. Early-bird registration opportunities will be available to downtown residents, church members and YMCA members. Drop-off and pick-up parking during the peak periods when downtown traffic is at its busiest have been arranged with the aid of Downtown Cleveland Alliance.

Mark Giuliano, Pastor of Old Stone Church, believes that the new preschool will address the lack of educational offerings downtown. This is an oft-cited reason why young families leave downtown, says Giuliano, who also is a downtown resident and President of the Downtown Cleveland Residents Association. Having a preschool will encourage more young families to remain downtown, he says.

"The partnership between the Old Stone Church and the YMCA gives parents and their children opportunity to access a creative, program-based preschool right on Public Square,” Giuliano said in a news release.

thrive to host happiness-inducing events aimed at engaging city's residents
Thrive Cleveland, a new grassroots "happiness incubator," wants to amaze you. The goal is to provide experiences that are "surprising," "boundary expanding" and "beyond your comfort zone," according to cofounder Scott Simon.

"What we’re doing is creating what you could call a happiness gym," says Simon. "It will be a series of ongoing, curated experiences for Clevelanders. We want to get them to meet other people, be creative and hear from the best and brightest in Cleveland."

The group is composed of 13 Clevelanders who are volunteering their time to create happiness-inducing events aimed at engaging the city's residents.

The first experience, entitled "WTF? (What's That Food?) -- A Local Farm-to-Table Exploration," will take place on Saturday, August 25th from 9 a.m. to 1 p.m. Participants will meet at Cafe Benice and then travel as a group to the Cuyahoga Valley Countryside Farmers Market, where they'll meet with farmers, taste just-picked produce, and learn how fresh food contributes to happiness and well-being. Afterwards, the group will return to Cafe Benice to participate in a hands-on cooking experience utilyzing the farm-fresh foods. 

According to Simon, the event is part of a national movement towards fostering greater happiness in cities across the country. He cites the Happiness Institute in San Francisco and Life Labs NYC in Brooklyn as two comparable organizations.

makeover readies 150-year-old st. john's parish hall for possible future tenant
St. John's Episcopal Church in Ohio City has a rich and illustrious history. Industrialist and U.S. Senator Marcus Hanna married there in the late 19th century, and at one time the church was one of the very last stops on the Underground Railroad. 

More recently, Cleveland-born rappers Bone Thugs-n-Harmony recorded their first album in a part of the parish hall rented out to a recording studio in the '90s.

Unfortunately, the parish dissolved and the church closed several years ago. Yet the Episcopal Diocese of Northeast Ohio recently hired developer Rick Foran to restore the vintage, board-and-batten exterior. Prior to the rehabilitation, the exterior paint was badly peeling and boards were rotting and coming loose.

"It was painted dark brown and the siding was splitting," says Foran of the 8,000-square-foot hall, which is listed on the National Register of Historic Places because it is considered to be the oldest consecrated building in Cuyahoga County. "We took the siding off, turned it over, primed and painted it and reinstalled it."

The Foran Group also added much-needed insulation (because there wasn't any) as well as sheathing and an energy-efficient vapor barrier. Finally, the developer replaced the rotten batten strips with custom-made cedar wood pieces.

The redevelopment preserves a piece of Ohio City's architectural heritage. Well-to-do families living in mansions on Franklin Boulevard built St. John's, whose foundation is built from pieces of stone from the Cuyahoga River, says Foran. He hopes the area's redevelopment will give the property a second life.

The repair will allow the Episcopal Diocese to begin marketing the church and parish hall to a new occupant. "With the growth of the whole Ohio City area, they believe that they can find another church that would occupy it," says Foran.

shipping container will be transformed into on-street bike corral in ohio city
If Bike Cleveland, LAND Studio and business owner Sam McNulty have their way, a used shipping container will be transformed into sleek new bike parking in Ohio City sometime next month.

The Bike Box, which will feature parking for 15 bikes in a locally sourced shipping container fabricated by Rust Belt Welding, started off as a conversation among cycling advocates about converting a single car parking space into multiple bike parking on West 25th.

"To be honest, I thought the City was going to look at me cross-eyed," says Sam McNulty, who is chipping in money for the project. The Bike Box will be placed on Bridge, outside of Nano Brew, his soon-to-open microbrewery. "Surprisingly, they were very excited about it. This makes a statement and says, 'Instead of bicycles and pedestrians being an afterthought, we're flipping the script and creating a space for bicycles.'"

As far as timing goes, McNulty says the organizers still hope to have the Bike Box up in time for events celebrating the West Side Market's 100th birthday. "We're shooting to have it hit the curb in time for the Centennial next month," he says.

McNulty says the Bike Box will replace one unmetered parking space. He hopes to eventually remove another parking space or two and create a "parklet" -- a streetside pocket park with grass, trees and benches -- but he's focused on the Bike Box first. "The park is more controversial and cutting-edge," he says.

Along with New York City, Albuquerque, Long Beach, and Miami, Cleveland was named by Bicycling magazine as an up-and-coming bike city.

"It's no joke," writes David Howard, "The city on Lake Erie has cycling dialed."

"What's to love?" he adds. "For starters, the stretch of bike lane that now runs the length of historic Euclid Avenue, linking the city's two employment hubs. A new towpath just beyond Cleveland's southern border reaches Akron—80 miles away. Plans call for webs of bike paths to unspool east and west as well. To lure tourists in, the Downtown Cleveland Alliance launched a bike-rental program last summer -- it will expand this year into a parking garage with showers and lockers."
 
"And then there's the diversity. In January, a nonprofit unveiled plans to build an indoor velodrome -- the third of its kind in the country and the only one east of the Rockies. The city is home to the vast Ray's Indoor Mountain Bike Park and Pedal Republic, which organizes bike-polo tourneys, tall-bike rides and alley cat races."

adding direct-trade coffee, phoenix gives boost to mexican farmers
Phoenix Coffee has introduced a direct trade coffee from Amado Nervo, in the Chiapas area of Mexico, to its menu. By purchasing the coffee directly from the growers, the middleman is eliminated and more money goes directly to the farmers.

“It’s a town of about 1,100 people and coffee is their only crop,” says Christopher Feran, coffee and marketing director for Phoenix. “We’re having a direct impact on the people of Amado Nervo. We like to connect people, and now we’re connecting them through coffee.”
 
Phoenix joined a coffee co-op out of Pittsburgh, Three Rivers Coffee Importers, to obtain the Chiapas coffee. The co-op provides health services, micro loans, low-interest loans, tools and education to the farmers. “This is the first of many direct trades to come,” promises Feran.
 
The direct trade concept fits Phoenix’s philosophy perfectly. “It makes a lot of sense for us,” Feran says. “We’ve always tried to focus on green and sustainability.”
 
The coffee is available online or in Phoenix cafes, in light and dark roasts.

city of cleveland hosts sustainable economic development symposium
The City of Cleveland and Cuyahoga County have invested millions of dollars in public money to help make urban development projects happen over the years. But do they provide the maximum benefit to the taxpayers paying for them?

Amanda Woodrum, a researcher at the liberal think tank Policy Matters, says that Northeast Ohio leaders have not always maximized the public benefits of development projects. Yet cities like Cleveland have a tool at their disposal called Community Benefit Agreements to help ensure the public gets the biggest bang for its buck when it comes to public subsidies.

"Community Benefit Agreements involve an economic development approach that balances the three E’s of sustainability: environment, equity and economy," says Woodrum. "One of the biggest things is ensuring that the workforce involved is hired locally. The second thing is that it is diverse and reflective of the population as a whole. There are other questions, too. Are we behaving responsibly towards the environment? Is there access to the development site for public transit?"

Woodrum adds, "The whole process is done in a very open discussion in which key stakeholders come together. There is a movement nationally to do development this way. In many cases, anchor institutions are voluntarilyy creating such agreements because they recognize that they have stake in community."

Woodrum stated that the City of Cleveland does not have a comprehensive policy towards creating Community Benefit Agreements with developers, and that the absence of such a policy can lead to inconsistent results. She cited the Horseshoe Casino as a potential model project due to its local hiring practices; on the other hand, a new housing development at Cleveland State University has drawn ire from the local building trades union for its failure to hire local workers.

To generate a discussion about Community Benefit Agreements in Cleveland, Policy Matters has helped to organize a daylong symposium with local and national experts at Cuyahoga Community College on Friday, August 3rd. The event is cosponsored by the City of Cleveland and Cleveland City Council.

"If the stakeholders coming to the table decide it makes sense, we’d like to move forward with building a policy that ensures whenever city subsidizes development in any meaninging way, we’re maximizing value to community," says Woodrum.

after $3m makeover, zone rec center reopens to the public this saturday
Cleveland's near west side will gain another signature community park when the redeveloped outdoor space at Zone Recreation Center, which is comprised of 22 acres of land south of Lorain Avenue between W. 53rd and W. 65th streets, reopens this Saturday.

A public ribbon cutting ceremony will take place on Saturday at 11 a.m. The celebration will include a farmers market, food trucks, kickball, skateboarding, three-on-three basketball tournament and dog park dedication. Residents and visitors are encouraged to bring their dogs.

The multifaceted park is one of the largest in Cleveland. Features include new tennis courts, resurfaced basketball courts, new water-spray park and playground, new ballfields and a new dog park. The new Zone Rec also includes water-saving features and sustainable landscaping that reaffirm the City's commitment to weaving sustainable design into its community parks.

"The City administration really wants to move forward on low impact development that respects the tag line, 'Green city on a blue lake,'" says Ward 15 Councilman Matt Zone, whose father fought the State of Ohio's proposal to build a highway here 50 years ago, ultimately leading to the development of the recreation center that bears his name. "We want to build it and design it from not only a functionality standpoint, but also lessening our carbon footprint."

Last year, the City of Cleveland opened the new Collinwood Recreation Center in a former Big Lots store along Lakeshore Boulevard. The building is a creative reuse of an existing space that includes many energy-efficient and sustainable features. The new Zone Recreation Center demonstrates similar outside-the-box thinking.

Zone Recreation Center is located in the Cleveland EcoVillage, an area dedicated to sustainable living within the Detroit Shoreway neighborhood. The EcoVillage features a green-built rapid station, large community garden, many eco-friendly homes, a new garden store and a slew of gardens and green spaces. Residents here have long struggled with blight along Lorain Avenue, and many hope that the new Zone Rec will help catalyze other, similar improvements to the faded corridor.

The multipurpose pathway that weaves its way through the new Zone Rec green space will eventually connect with the Towpath Trail via Walworth Run, and to Edgewater Park and Lake Erie via bike lanes planned for W. 65th Street.

In the lead up to the 8th International Public Markets Conference, which will be held in Cleveland September 21 to 23, the Project for Public Spaces continues to blog about placemaking.

In a recent post titled " You Are Where You Eat: Re-Focusing Communities Around Markets," the writer discusses the importance of public markets like Cleveland's West Side Market.

"If you want to see a Market City in action, you may want to consider attending the 8th International Public Markets Conference in Cleveland this September. Chosen as the host city because of the role that food is playing in its remarkable turnaround, Cleveland illustrates many of the aspects of a Market City, according to David O’Neil."

“From agricultural production areas, to smaller markets, to bigger markets, you can really see things changing in Cleveland,” he says. “For a long time, Cleveland was a Market Town, and now institutions like the West Side Market are leading its post-industrial revival. The WSM isn’t a suburban market, but it’s not right downtown -- it was always a neighborhood market. It’s a good lab for seeing the power that a market can have on its town or district. The Ohio City district has become an attractive place to open up a business because of the market. The effect is becoming so positive that it’s affecting the larger city of Cleveland, itself. The market is becoming a sun, and the city is leaning toward it for oxygen, light, and life.”

eqed eyes growth as new solar microinverter makes solar more efficient
eQED is developing a solar microinverter that will improve the efficiency of solar panels. As with all solar panels, an inverter converts the output from the panel to AC power. Normal setups use one large inverter for an entire string of solar panels. eQED’s technology places one small inverter under each panel, increasing the amount of power gained from each solar panel.
 
The HIKARI microinverter provides improved energy harvesting, is more reliable than traditional inverters, and is easier to install and requires little maintenance.
 
“With the microinverter you can adjust each panel individually to adjust for shade or bright sun,” explains John Patrick, chief technical marketing officer. “This way you can extract up to 15 percent more power in shady conditions and five to 10 percent more power in normal conditions.”
 
eQED’s 250-watt HIKARI solar microinverter earned the company a NorTech 2012 Innovation Award in March. eQED is a partner company of Quality Electrodynamics (QED), a medical imaging company. Both are growing substantially. QED employs 87 people – up from 75 a year ago.
 
“We probably have five or six openings right now,” says Patrick. “eQED has 10 people, but that number will grow quite a bit as we commercialize the product.” eQED is in the final stages of development before sending it to market. Patrick says they expect to conduct testing on several hundred units later this year and begin commercial shipments in early 2013.

this friday's critical mass ride to be largest yet, with 500-plus expected
The phenomenon of 400-plus cyclists riding past East 4th Street, where diners at Lola and other high-end restaurants have valet-parked their cars, is not something you see every day in Cleveland.

But you do see it once a month -- the last Friday of the month, to be exact. That's when Cleveland Critical Mass, a free monthly ride in which cyclists travel en masse through the streets of downtown and other city neighborhoods, kicks off from Public Square at 7 p.m. Riders normally conclude at a low-key tavern, where the revelry continues.

The Friday, July 27th Critical Mass event, which coincides with a new, day-long event dubbed Car-Free Friday, promises to be one of the biggest yet. Organizer Shawn Mariani, who works at Parker Hannifin, hopes to best the 500 mark.

"When I joined Critical Mass in 2008, we had about 5 to 10 people," says Mariani. "Just through word of mouth, social networking and the Internet, we've been able to grow it based on people going out, having a good time and bringing friends."

Mariani says Critical Mass is a non-intimidating ride that encourages people to get on their bikes and patronize local businesses in the city. "It's a safe ride and all riders are welcome," he says. "We get people on tandems and BMX bikes, too. It's a way to meet people and see parts of the city you might not see otherwise."

This Friday's ride will wrap up at the Cleveland Velodrome. Riders are also invited to check out the Street Repair music festival at East 55th and Broadway Ave.
